Monmouth Park Infill Housing

MONMOUTH PARK

This project was part of a City of Omaha Housing and Community Development Block Grant (CDBG) infill housing initiative aimed at developing 40 single-family, low-moderate income houses on a large, vacant lot in the inner city.  The housing site sloped significantly from north to south, impacting the subdivision plat layout and contributes to the variety of house design types.  Program requirements included designing 1,200 sq. ft., 3-bedroom, 1-1/2 bath single-family houses with basements and single car attached garages.  The houses were designed to be contextual to the surrounding neighborhood while being constructed within a very tight cost per square foot budget.  Covered front porches reinforce a connection to the street and enhance a walk-able neighborhood environs.  The development has received numerous housing awards for infill housing design.  This project was completed while working for Alley Poyner Architecture.
