Sunroom Addition & Remodel

This project involved the design and construction of a Sunroom Addition, Patio Area, Garage Addition, Pergola, and New Fencing to this 1960’s, Neo-Cape Cod Residence located in southwest Omaha.   These improvements are the latest addition to the residence, which has undergone previous remodeling.  The clients expressed a desire for a charming addition that would compliment the existing house and compliment their informal life style.

The new Sunroom is accessed and steps down off of the existing Dining Room.   The Sunroom Addition space has a vaulted ceiling with exposed heavy timber trusses resulting in an open, spacious feeling.  The room utilizes custom dormer windows, French doors and oversize double hung, windows which allows the space to fill with natural lighting and to allow glimpses through the space from the front of the house.  A wood trellis is located on the rear side of the addition and defines a sense of place off of the new, brick paved Patio area.  The trellis will also offer an opportunity for vines to grow and eventually will provide a semi-shaded area.

The owner’s existing wood deck was in a state of ruin and is replaced by a new brick paved patio area which runs along the back of the house to the rear kitchen entrance and also surrounds a magnificent tree.  The Patio area is enhanced with built-in planters and steps down to the back yard area.  The rear yard area was master planned for future growth for gardens, walks, and a new playhouse for the children.  A storage addition was added onto the back of the garage.  A new custom designed fence and pergola provide continuity and extension of the front façade of the house while the pergola defines an entry gate to the rear yard.

Construction materials match those of the existing house including wood shingle siding and roof, slab-on-grade floor, and 5/4 exterior wood trim.
